Certificate of Occupancy

Certificate  of Occupancy is a document issued by New York City Department of Buildings which lists the use of the building.

Example:

Basement – Building garage for total of 10 cars, Mechanical Room

1st floor – Retail Store and Dental office

2nd to 5th floors – 2 Apartments for each floor (total of 8 apartments)

 

It identifies the permitted occupancy for each floor in specified building and maximum number of people allowed in premises at once. Also it provides information regarding construction classification, occupancy classification of the building as well as number of dwelling units and number of parking spaces.

Purposes of this document is to assure safety and to prevent illegal use of the property. The use of entire building or specific floor can be changed in accordance with New York City Building Code and Zoning by filing appropriate documents and plans with Department of Buildings for review and approval.
